Pricing & Contracts
How much do you charge?+
10% flat fee on collected rent. No setup fee, no lease-renewal fee, no maintenance markup, no inspection fee. Tenant placement is ½ month rent, one-time, only when we place a new tenant.
Are there contracts?+
No. 30-day written notice to cancel anytime. We earn your business one month at a time.
What's the catch with 30-day cancel?+
Zero catch. We wrap up open work, transfer tenant info, return your portal access. Done in 30 days.
How does the 'first 30 days free' work?+
We do all the onboarding work — listing, screening, lease prep — for the first 30 days at zero charge. If you're not happy after, walk and keep every dollar of work we did.
Do you mark up maintenance?+
Never. Every contractor invoice is passed through at original price. You see the original invoice in your owner portal. You can text the vendor directly to verify.
Property Management
What cities do you serve?+
Brown County WI only: Green Bay, Bellevue, Howard, De Pere, Allouez, Ashwaubenon, Suamico and Hobart.
How do you screen tenants?+
Full credit pull, criminal background, prior-eviction search, employment verification, income verification (3× rent minimum), and prior-landlord reference call. Every decision documented for fair-housing compliance.
How long to fill a vacancy?+
Under 30 days for market-priced Brown County rentals in good condition. Syndicated to Zillow, Apartments.com, Rent.com and Facebook Marketplace within 24 hours of listing.
Do you handle evictions?+
Yes — full Wisconsin process. 5/14/28-day notices, summons, court filing, writ. We coordinate with Brown County Sheriff's Office and a local landlord-tenant attorney for contested cases.
Do you handle Section 8?+
Yes. Experienced with Brown County Housing Authority HQS inspections + HAP contracts. We can run a property as market-rate or voucher.
What's your approval threshold?+
Every repair over $250 gets your text approval first. Below that, we execute and document — you see every invoice.

How do I apply?+
Browse available rentals, click Apply, complete the 15-minute Innago application. $35 fee covers credit + background check.
How do I pay rent?+
Online via Innago tenant portal — ACH or card. Auto-pay available.
How do I request maintenance?+
Submit via Innago portal with photos. Non-emergency: 24-hour response. Emergency (no heat, flooding, lockout): call (920) 306-2330 24/7.
Do you allow pets?+
Property-specific. Each listing notes pet policy. We charge a one-time pet deposit + small monthly pet rent for approved pets.
